THINGS TO KEEP IN MIND

Building and Pest Condition:
If your contract is subject to a Building and Pest Condition, book a licensed inspector as soon as possible. We strongly recommend attending the inspection yourself to make sure the property meets your expectations - this also helps you to interpret the report once it's received. 

Speak to your Broker or Bank ASAP:
If your contract is subject to a Finance Condition, don’t hesitate! Provide all requested documents promptly and keep your broker/bank informed of contract deadlines.
 

Insurance:

Buyers are typically responsible for insuring the property from 5pm on the first business day after the contract date.

 

Additional Costs:

In addition to the purchase price, it’s important to plan for stamp duty, rates/water adjustments, bank fees, and conveyance fees - most brokers take these into consideration but it is worthwhile double checking!

As far as our fees, because we offer fixed-fee conveyancing, you'll know what our fees will be from the beginning. The only exceptions to this are the searches costs, which can vary slightly per council, and any additional searches you may request. For additional searches, we will always seek your approval with the costing prior to conducting the search. And if you would like an estimate of the council searches, give us a call and we'd be happy to let you know.

FAQS - BUYERS

DO I NEED A CONVEYANCER BEFORE I SIGN A CONTRACT?
Although you can sign a contract without a conveyancer and you can appoint us afterwards, we do recommend engaging us as soon as you've decided you're looking to buy so that our team can help by reviewing a contract before you sign it, allowing us to best protect your rights.

 

WHAT DOES A CONVEYANCER ACTUALLY DO FOR ME?

We take care of all the technicalities, interpret the legal jargon, meet the contractual deadlines, and liaise with any other parties (seller's solicitors, agents, banks/brokers, where relevant).

We also arrange the settlement transaction, ensuring everything is ready and in the right place come settlement day so you don't have to worry! Finally, we facilitate the legal transfer of the property into your name.

 

​WHAT HAPPENS ON SETTLEMENT DAY? 

On settlement day, our team will contact you in the morning to confirm final figures (in case there have been any last minute adjustments) and then you can confidently leave it with us! 
We generally advise, for planning purposes, that settlement takes place between 2 and 4pm, and once the transaction is officially settled, you will receive an update letting you know you're free to collect the keys.

You won't be allowed access to the property at all until settlement is official so if this poses any problems for you in terms of logistics (e.g. removalists), please make sure you discuss it with us as early as possible so that we can discuss options regarding requests for early access, etc.
