WHAT IS A SELLER
DISCLOSURE STATEMENT
(FORM 2)?
A seller disclosure statement, known as Form 2, is the document every seller in Queensland must give a buyer before the buyer signs the contract of sale. The regime began on 1 August 2025 under the Property Law Act 2023 (Qld) and applies to houses, units, vacant land and most other freehold property across the state.
The statement sets out what the seller knows about the property and attaches the prescribed certificates and searches. If it is not given, or it is inaccurate in a material way, the buyer may be entitled to terminate the contract at any time before settlement. That is why a solicitor should prepare it before you list, not after an offer arrives.
